If the polyurethane finish is intact and you’re unhappy because the floor is hazy, then a deep cleaning of the floor will often make the floor look almost new.
On the other hand, if the wood floor finish has been worn through and/or the wood itself has been exposed to dirt and water, then sanding away the old finish and putting down several coats of new polyurethane is the only way to bring back the shine.

HOW CAN I TELL IF MY WOOD FLOOR IS A GOOD BUFF AND COAT CANDIDATE?
First, if you’ve got water damage, cupping boards or obvious spots where the finish has worn away, your floor needs to be refinished, as a buff and coat can’t remove staining.
If there’s no obvious damage to the wood floor coating, look at the high traffic areas of your floor by the doorways, in front of the sink, or underneath your every-day seating areas. If the floor looks a little dull in these areas, but the color is the same as the rest of the floor, it’s worth having us come in and take a closer look. However, if the heavily trafficked areas look gray, or you can clearly see the foot traffic patterns, it’s likely that the finish has worn through to the wood and a full sanding and refinishing is the only way to rejuvenate the floor.

We’ve refined and perfected the Mr. Floor Wood Floor Buff and Coat process into a four step process.
Buffing: Our team comes in with a commercial buffing machine and a lightly abrasive pad that we run across the floor to scuff the surface of your existing finish just enough to provide bite for the new coat of polyurethane. We’re essentially adding a unform layer of scratches to the intact finish so that the new polyurethane can adhere.
Cleaning: After lightly scuffing the floor by machine and then by hand along the trim and corners, we thoroughly remove all dust and debris so that no particles are caught in the new finish and the application is as smooth as silk!
Coating: Once the floor is free of dust and debris, we’ll carefully apply a uniform coat of polyurethane that will add that new floor luster and several years of life to the finish of your floor.
Drying and Curing: We’ll time the work so that the entire process takes one business day, minimizing the disturbance to you and your loved ones while also giving the new coat of polyurethane time to fully cure.
PREVENT THE NEED FOR SANDING WITH REGULAR BUFF AND COAT MAINTENANCE
One of the most significant benefits of the Mr. Floor Buff and Coat service is that, if performed regularly, it can eliminate the need for your wood floors to ever be sanded again. Sanding is a more costly and invasive process that removes a layer of wood to address deep scratches, dents, and other major imperfections. However, when you maintain your floors with regular buffing and coating, the protective polyurethane layer is continuously refreshed before it has a chance to wear through to the wood itself.
